Bucharest is bracing for another year of low residential deliveries, mirroring the trend observed in 2024. Approximately 18,000 new homes are expected to be completed in Bucharest and its surrounding areas in 2025, according to a report by SVN Romania. 


This figure aligns with the lowest level of residential deliveries recorded in the past five years, which occurred in 2024.

The areas located in the northern part of the city will attract, for the first time, over 50% of the stock slated for delivery this year in the extended Bucharest region. Eastern Bucharest will be the second biggest new sub-market in terms of new deliveries, followed by Western Bucharest.

Currently, only about 6,600 new residential units are under construction in the Bucharest region, with delivery dates projected for 2026 and 2027. This contrasts sharply with the approximately 11,300 units under construction at the beginning of last year, which had estimated delivery dates for 2025 and 2026.

This downturn can be attributed to a significant drop in the number of construction permits issued and the total usable area authorized for residential construction in Bucharest. In 2024, residential deliveries in Bucharest and its surroundings decreased by 19% compared to 2023, while home sales increased by 7.7%.

“This situation will be recorded, most likely, in 2025 also, and the main effect will be a higher price increase pace,” stated Andrei Sârbu, CEO of SVN Romania.

In 2024, almost 17,000 new homes were completed in the Bucharest - Ilfov region, marking a 19.3% decrease from 2023, according to the National Institute of Statistics (INS).

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
