North Bucharest Investments (NBI), a real estate advisory and brokerage company led by Vlad Musteatǎ, has added Astorium Nest, a residential development by Astorium, to its portfolio. The project will comprise 55 apartments, with prices starting at €76,464 plus VAT and an estimated completion date at the end of 2027. The move forms part of NBI's strategy to diversify its residential portfolio.
Located in District 3 of Bucharest, Astorium Nest will feature one-, two- and three-room apartments across two residential buildings, each comprising a ground floor and three upper floors. The development targets owner-occupiers, in a market where purchasing decisions are shaped by price, layout, accessibility and quality of living. Ground-floor apartments include private gardens, and the development features communal green areas. The project is situated in the Theodor Pallady area, close to the Anghel Saligny and Nicolae Teclu metro stations, as well as retail, education and healthcare facilities.
"The residential market is entering a new phase in which success is no longer defined solely by development volumes, but by the ability to respond to genuine market demand. We are seeing a growing proportion of owner-occupiers, which is driving us to diversify both our portfolio and our developer partnerships. Astorium Nest is part of this strategy," said Vlad Musteatǎ, Founder and CEO of North Bucharest Investments.
NBI currently works with more than 80 developers and manages a portfolio of over 100 residential projects, approximately 40% of which are marketed on an exclusive basis. According to Musteatǎ, around 70 to 80% of current demand comes from buyers purchasing for their own use, prompting a stronger focus on competitively priced developments across varied configurations. Astorium Nest joins an existing Astorium portfolio that includes Astorium Life, Astorium Garden and Astorium Boutique.
"Astorium Nest reflects the direction in which we are developing the Astorium brand: residential projects where construction quality, functionality and residents' comfort take priority. The 55 apartments have been designed around the real needs of buyers, and Astorium Nest reinforces our commitment to delivering competitive developments that create long-term value," said Ulas Dilmac, owner of Astorium.
The addition of Astorium Nest continues the collaboration between NBI and Astorium at a time when developers are placing growing importance on effective sales strategies and access to qualified buyers. For NBI, expanding beyond its traditional areas of activity in northern Bucharest is a strategic growth priority, supported by an expanding consultant network of more than 200 professionals and strengthened developer partnerships.
