Development companies Immocap and WOOD Real Estate have joined forces in the residential project Millhaus in Bratislava. The construction of the residence has just started in the Mlynské Nivy location.

The project will bring 151 residential and accommodation units on 19 floors, which will complement the commercial premises on the ground floor. Residents will have at their disposal almost 140 parking spaces on 2 underground floors. Relaxation zones in the semi-open inner yard and a children's playground will also be included. The project has received a valid building permit and is in the first phase of sales. Its construction begins these days, completion is scheduled for 2026.

The Millhaus apartment building will complement the zone within the planned 15-minute city. This concept allows residents to visit basic amenities – schools, kindergartens, shops, services or work – within 15 minutes on foot or by bicycle.

"Since the pre-sale has shown us that there is a lot of interest in the apartments, these days we are starting implementation work," explains Martin Šramko, CEO at Immocap, about the idea behind Immocap's entry into the residential market. "We now want to transfer the experience we have achieved in the commercial real estate market to the residential area as well."

Immocap has been active in the Slovak development market for 27 years, focusing mainly on Bratislava. The co-owner of the Millhaus project is the company WOOD Real Estate, which covers the real estate activities of the Central European financial and investment group WOOD & Company.

Optimism prevails in CEE real estate as geopolitical risk looms large

by Property Forum
CEE's real estate market enters the second quarter of 2026 in a mood of measured confidence. According to Property Forum's survey of nearly 200 real estate professionals from across the region, the majority expect either stable but selective deal flow or a moderate recovery in transaction activity over the next 12 months. Regional CEE investors are seen as the primary engine of dealmaking, while foreign capital is expected to return only selectively. Residential and logistics assets lead on risk-adjusted appeal, and Poland remains the undisputed long-term growth leader. Yet beneath the cautious optimism, one concern towers above all others: geopolitical tensions, cited by nearly two-thirds of respondents as the greatest threat to the market.
