Romanian developer Impact Developer & Contractor has announced a new development strategy for 2026-2034, with a plan to build 7,870 homes across five projects that will have a  gross development value of €1.61 billion.


The company's assets are valued at €260 million, according to a Colliers appraisal from June 30, 2025. Future projects will adhere to nZEB (nearly Zero Energy Buildings) and BREEAM Excellent standards, integrating energy efficiency solutions, renewable sources like photovoltaic panels, and green mobility infrastructure.

Dan Sebastian Câmpeanu, CEO of Impact Developer & Contractor, said: "We have the capacity to execute this plan through the vertical integration of our design, construction, sales, and management activities. This gives us full control over the process and the ability to optimize costs and execution times."

The announced projects include the continued development of Greenfield Băneasa and the Boreal Plus complex. This year, Impact will also launch the premium Aria Verdi project, which will feature 865 apartments and 8,240 sqm of commercial and service spaces. 

This project, with a gross development value of €430 million, is planned for completion by 2032. 

For next year, the company is preparing to launch Greenfield Copou in Iași. Another significant project is Greenfield West, which will total 4,202 units on a 25-hectare site, with 2,314 units to be built by 2034.

Starting in 2027, the company will implement a dividend policy with an annual yield of 3-5%. 

Impact also aims to increase its market capitalisation and achieve a market capitalisation/net asset ratio greater than one.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
