Immocap presented an updated design of the new Istropolis in Bratislava. The project already has a valid zoning decision and construction is expected to begin in the summer of 2025. 


Due to the work's scope and the zone's size, the implementation will take place in several phases spread over time. Depending on the building permits, two office buildings and one residential building should start construction first, the estimated construction time for the first 3 buildings is approximately 2.5 years. 

In total, the project will bring 9 new buildings, 2 squares, an inner green yard, cycle paths, a car-free zone, a top cultural and congress hall for 3,000 people, 600 new apartments, energy-efficient offices for 5,000 employees, new operations, restaurants and other services. The confirmed tenant of the office building along Vajnorská Street is the Dell company.

Developer Immocap has been working on the design of the new Istropolis project for the past 4 years with an unusually wide team of architects, designers and various specialists.  Renowned studios - the Dutch KCAP and the German Cityförster - are involved and supported locally by the Slovak studio Pantograph. The urban-landscape concept was created in cooperation between the Dutch KCAP and the Slovak-British studio Marko & Placemakers.

The neighbouring Škultétyho ulica itself will also undergo a major change, where the infrastructure will be modified to create a green belt with a raised carriageway for cars. This will slow down the street and make it a soft connection between the existing neighbourhood and Istropolis.

  • International retailer MR.DIY has joined the tenant mix of the Plejada Shopping Centre in Sosnowiec. Its new 700 sqm store will significantly enhance the shopping centre’s offering of household products and everyday essentials. Cushman & Wakefield is responsible for the leasing and comprehensive management of the property.
  • Hotspot Workhub, the flexible workspace operator, has renewed and expanded its presence within The Mark office building, owned by CPI Property Group. The lease deal for 2,550 sqm was brokered by iO Partners Romania.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.

Luxent Fund buys two Prague apartment buildings
