Developer Immocap has confirmed the acquisition of the plot right in front of the railway station Bratislava - Nové Mesto, Yimba.sk reports. The previous owner, Merius, has planned to build the Semiramis residential project on this exposed land between the station and the Kuchajda Lake.


The building permit was already issued in the summer of 2021, limited prep works started a year ago. The project originally offered 132 flats, 166 other residential units and retail premises on the ground floor. In 2022, a unique WWI bunker was discovered on the territory, but the developer mercilessly demolished it in April 2024. This only contributed to the negative image of the whole project.

But now there has been a fundamental change in the situation. According to the real estate cadastre, the land - and the project itself - has a new owner Lake Residences s.r.o., backed by developer Immocap and investor Wood&Company. Both companies have been in the area for a long time: they jointly developed Lakeside Park 02, and the latter is working on Lakeside Park 03 project.

"We can confirm that we acquired the land by Lake Kuchajda from the previous owner, with building permits," Tomáš Holetz, Communications Manager at Immocap told Yimba.sk. "Currently, we will continuously carry out preparatory construction work on the property and, over time, also work on infrastructure and transport connections per the existing building permits."

Immocap known mostly as a developer of office and commercial projects is now also active in the residential segment. Its Millhaus project in the Mlynské Nivy area in Bratislava is already under construction.

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
