Henley Investment Management has sold Galeria Pestka, a convenience shopping centre in Poznań, to OPAL CENTERS. Avison Young acted as exclusive sale adviser to the seller, with Greenberg Traurig providing legal counsel to the seller and SSW advising the buyer.

The centre offers approximately 41,700 sqm of gross leasable area and was almost fully leased at the time of the transaction. Its tenant mix is anchored by Carrefour, MediaMarkt and Bricomarché, and the scheme also includes discount outlets, a trampoline park and a food court with five restaurants featuring KFC, OLIMP, Pizza Hut Express, Silver Dragon and Sphinx. The property sits at the intersection of Mieszka I Street and Solidarności Avenue in northern Poznań, alongside Makro Cash & Carry and Poznań Plaza, forming part of an established retail cluster.

"Galeria Pestka has recorded strong growth in footfall over the past three years, surpassing pre-COVID levels. The reduction in competing retail schemes in Poznań, including the demolition of Galeria Malta, Górczyńskie Centrum Handlowe and Galeria Dębiec, has undoubtedly contributed positively to this performance. We are confident that the asset will continue to perform strongly under its new ownership," said Tom Duff, Investment Director at Henley IM.

"We were looking for a stable retail asset within an established destination, and Galeria Pestka perfectly matches our investment objectives and will contribute to our growing portfolio in the Polish real estate market," said Erez Cohen, CEO of OPAL CENTERS.

"After the first half of the year, the retail sector emerged as the leading segment of Poland's property investment market, accounting for 34% of total investment volume. This transaction is a great example of how well-established, well-located shopping centres generating stable income continue to attract strong investor interest," said Marcin Purgal, Co-Head of Investment Department at Avison Young.
