Ghelamco has completed the sale of The Bridge, a 41-storey, 174-metre office tower at Plac Europejski in Warsaw, to Stockholm-listed Eastnine AB. The deal is based on an underlying property valuation of €285 million and marks the second Ghelamco building acquired by Eastnine, following the purchase of Warsaw UNIT for €280 million in 2024. Eastnine's total investment in Ghelamco-developed office buildings in Warsaw now exceeds half a billion euros.
The Bridge comprises 55,300 sqm of leasable space and 280 parking spaces, including the restored historic Bellona building connected to the tower via a shared lobby. The complex is 99% leased to tenants including Erste, Visa, Grant Thornton, Astellas, EssilorLuxottica, Omni Office and the French Institute. The building holds BREEAM Outstanding, WiredScore and SmartScore Platinum certifications, as well as the WELL Health-Safety Rating.
Proceeds from the sale will be directed primarily towards debt reduction, consistent with Ghelamco's strategy of divesting completed office assets once they reach stable occupancy. The group is also expanding a partnership-based delivery model that combines its development and construction expertise with external capital, reducing reliance on bond financing and lowering its own capital commitment per project.
"The sale of The Bridge is one of the largest transactions on the Polish commercial real estate market in recent years. Closing a transaction of this size in the current market is not a given, and the fact that Eastnine has come back to us for a second flagship asset speaks for itself," said Agnieszka Ciupak, Managing Director of Ghelamco Poland. "We have signed letters of intent with international partners on two fully permitted sites in Warsaw, with the clear aim of starting construction on both in 2027. What changes is how these projects are funded. What does not change is who builds them."
Ghelamco has signed letters of intent with international real estate investors on two fully permitted Warsaw projects, both of which are intended to break ground in 2027. Under each arrangement, Ghelamco will be responsible for design completion, construction and commercialisation, while partners provide the capital. These agreements are separate from preliminary negotiations disclosed by Ghelamco in April 2026 and involve unrelated parties. Final documentation is still to be concluded.
The management team overseeing this activity includes Agnieszka Ciupak alongside Przemysław Dąbrowski (Finance Director), Jakub Kutzmann (Legal Director) and Krzysztof Gozdecki (Technical Director). Ghelamco's broader Warsaw pipeline includes Chopin Tower at Plac Europejski, the second building of the Vibe complex on Towarowa Street, Sobieski Tower at Zawiszy Square, the Grzybowski project at Plac Grzybowski and the Warszawa Gdańska office complex and railway station.
