The flexible office market in Bratislava has grown to 40,000 sqm, compared to 2020 it has almost doubled, CBRE's latest survey reports. Flexible offices and coworking spaces are equal to 2% of the total offer of modern office spaces in Bratislava.


The office environment has undergone major changes in recent years due to various factors. Flexible office spaces, which are adaptable and allow companies to easily reduce or increase the size of the occupied space according to current needs, are increasingly coming to the fore. In Bratislava this year, the area of such premises reached around 40,000 sqm and thus continued its continuous growth for several years. Currently, such offices make up roughly 2% of all modern office spaces in the city. The total volume of rental transactions reached more than 2,500 sqm in the first half of 2024.

"We perceive that flexible spaces are an increasingly popular rental option, especially for smaller companies with up to 15 employees. They are particularly convinced by the high flexibility in the length of the contract, which usually starts at 3 months," explains Zuzana Lapčaková, Associate Director in the office space rental department at CBRE Slovakia. 

Monthly rents for one workplace in flexible offices in Bratislava currently range from €200 on average. For comparison, in Prague, the monthly price of a job in a flexible office ranges from €300 - 400, in Warsaw €330 - 650 and in London €500 -1500.  

When looking at the sectors that rented such premises the most over the last 5 years, professional services lead (25%). They are followed by the IT, finance and manufacturing sectors.

  • Astellas Pharma has renegotiated its lease for offices at One Floreasca Bucharest in a deal brokered by Fortim Trusted Advisors, an alliance member of BNP Paribas Real Estate.
  • Czech furniture industry supplier Hranipex, a provider of edge banding, adhesives, cleaning products, and accessories, has leased nearly 3,000 sqm of warehouse space at CTPark Bucharest South. The company has relocated its operations to the new facility and is currently fully operational within the park.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
