
Alto Real Estate has developed the Florian Residence in Bratislava's Old Town on a land neglected for many years. Now the project has entered its second phase.
A pair of eight-floor apartment buildings with 223 residential units will be built in proximity to the National Bank of Slovakia. The ground floor will feature retail spaces, and an underground garage will provide nearly 400 parking spaces.
Florian aspires for very energy-efficient and economical operation through technologies such as deep wells for pumping heat and cold, ceiling cooling with cost savings of up to 30%, intelligent ventilation with heat recovery, green roofs, charging stations for electric vehicles, and tempering of the concrete core. The project will create an urban block including a quiet pedestrian street, public greenery, a playground, and private front gardens.
The apartment sale launch is planned at the beginning of 2026. However, it is already possible to register for pre-sale today. Completion of construction is scheduled for the fourth quarter of 2027.
