Czech investment group AKIPIA is joining the Roma Tower project in central Warsaw, developed by BBI Development and Liebrecht & wooD. The 170-metre tower, conceived as a Branded Residence with interiors designed by Italian studio Pininfarina, will comprise 48 above-ground floors, six basement levels and 357 apartments, along with a private cinema, recreational areas and a wellness zone with a 25-metre pool.
BBI Development has been involved in the Roma Tower project since 2011, when planning work began for the site at the junction of Nowogrodzka and Emilii Plater streets. AKIPIA's entry into the investor consortium strengthens the project's managerial and financial base.
"We are pleased that AKIPIA is joining us as a partner who shares our vision and ambition. This is an important moment for Roma Tower and another step in the delivery of the project," said Michał Skotnicki, president of the management board of BBI Development S.A.
Roma Tower is a joint venture of BBI Development, Liebrecht & wooD, AKIPIA and Fundacja Pro Bonum. The architectural design was prepared by the Juvenes-Projekt team under Jacek Świderski. Construction is scheduled to begin in autumn 2026, with the official project presentation, final visualisations and the start of sales planned for 2027.
The project has received the highest possible three-star rating under the Fitwel certification system, making it the first residential project in Poland to achieve this score. In 2026 it also received two Best in Building Health Awards, for the highest score in the EMEA region and in the multi-family residential category at the design stage.
"Roma Tower's architecture, amenity offer and wellbeing solutions create a new standard in the ultra-luxury segment and establish an address of lasting value," said Michał Skotnicki.
